How to Order a Resale Certificate

If you’re selling your home, the Virginia Property Owners’ Association Act (§ 55.1-2307) requires the seller to provide a Resale Certificate to the purchaser. This packet includes essential information about the Association, Governing Documents, Architectural Rules and Regulations, financials, fees, and any known violations of the CC&R’s.

Here’s how to order your Resale Certificate

1. Go to https://greenrunhoa.condocerts.com/resale
2. Create an account (or log in if you already have one).
3. Search for your property using the property address.
4. Select the product (Standard Resale Certificate or Rush Resale Certificate)
5. Provide required seller information.
6. Submit your order and pay the applicable fee.

Your certificate will be delivered digitally to the email addresses provided on the order once prepared.

There are two types of Resale Certificates

• Standard Resale Certificate – Delivered within 14 calendar days
• Rush Resale Certificate – Delivered within 5 business days

Please plan accordingly based on your closing date.

Optional Update (After 30 Days)

Virginia law allows an optional update to the resale certificate if:

• The certificate was issued more than 30 days ago but less than 12 months before closing.

If you or your buyer choose to request an update:

• The update must be ordered through CondoCerts
• The Association will provide it within 10 days.
• The update will include any changes or a statement that no changes have occurred.

There are two update options:

• Financial Update – Includes current financials only
• Update with Inspection – Includes current financials and a new property inspection

An update to the Resale Certificate is not required by Virginia law or the Association. It is optional and only provided upon request.

**Outstanding violations do not prevent the sale of the property.**

Is an Inspection Required?

• Properties within Green Run Homes Association require an inspection with the Resale Certificate.
• Properties within the Condominium Associations (Manchester Village, Cambridge Courts, and Cameron Crossing) do not require an inspection from Green Run HOA. These homes receive an inspection through their respective condominium association as part of their Resale Certificate.
